James V. Guarino is the Chairman of ERG Commercial Real Estate and the former co-founder of Extreme Realty. He started his career in 1989 as a salesperson at John Anthony & Associates during a crashing market and saw the number of agents in his office decline. Despite the difficult period, James became the biggest producer in the office at age 23 and an expert in distressed sales, selling non-performing mortgages and REO portfolios for numerous banks, the RTC and the FDIC.
In 1993, he founded JG Capital, JVG Management and Extreme Realty. This was his first step toward fulfilling his desire to create a full-service investment firm. During this time, he made personal investments in real estate and mortgage portfolios while specializing in quiet, off-market deals. In 2009, James utilized the downturn in the market to streamline the companies. James then formed the ERG Finance Division, a mortgage brokerage and direct capital services provider, thus completing his goal of creating a full-service investment firm.
When he is not closing deals, James loves to spend time with his wife, children and animals. He also enjoys boating, snowboarding and outdoor activities. He is a member of NAR, REBNY and the Progressive Era Club. Mr. Guarino is also as an avid member of the Sands Point Golf Club and the Havana Club in Long Island, New York.

Ryan Lewis is the Managing Director at ERG Commercial Real Estate. Ryan joined ERG in 2015 after studying business and political science at James Madison University. During his time at ERG, he has found success in all different asset classes and transactions throughout the NYC and Long Island Markets.
Through the many services ERG provides, Ryan’s knowledge and experience has allowed him to advise his clients and complete transactions on both the investment sales and finance side of the business. Whether it’s refinancing a multifamily building in Manhattan or selling a distressed mixed use asset on Long Island, his wide range of experience has allowed him to become a source his clients can lean on to help accomplish all their real estate goals. His competitive work ethic and communication skills help him succeed in negotiations to achieve premium results. Ryan hopes to continue building relationships by going above and beyond for his clients.

Mary Guarino began her real estate career when she interned at Extreme Realty. While pursing a Liberal Studies degree at St. John’s University, she transitioned into a part-time position as Assistant Property Manager. Mary was responsible for a variety of tasks, for both tenants and landlords, in a way that kept all parties satisfied. During her time in this position, she learned about all aspects of the commercial real estate industry.
After graduating, she began working as a Finance Administrator at ERG. While in this position, she excelled at building lasting relationships with loan officers and ERG’s company clients. Mary was recently promoted to Finance Director. She is now responsible for placing commercial mortgages, with both traditional and private lenders, for ERG. She takes pride in her unwavering commitment to integrity while guiding her clients through the complexities of the loan process.

Anthony joined the ERG Commercial Real Estate team in 2017. Prior to his position at ERG, he was a financial sales and banking consultant, specializing in the formulation and enhancing of Foreign Currency Brokerage and Trading Divisions within Financial Corporations.
Prior to financial consulting, he became a successful FX Commercial Broker and Trader in New York, Washington D.C. and Los Angeles and was promoted to Senior-level positions. He assisted in raising company revenues by an average of 20% year on year. By using all this brokerage experience, he embarked on a new path as a Real Estate Advisor with ERG.
He earned a Bachelor’s Degree in Business from New Hampshire College. He earned his Certification in Commercial and Contract Management at UCLA and is in the midst of obtaining Certification in Construction Management with Columbia University.
When he is not working, he enjoys spending time with his daughter, Paige. He is also an avid New York Jets Fan and college basketball fanatic

Jazib is an Associate Advisor who just recently graduated from Baruch College with a concentration in Finance. With a knack for the real estate industry, he joined ERG Commercial Real Estate in order to further use his interests to help real estate owners/investors grow their investments.

Salvatore Iuvara joined the ERG team as an Associate Advisor. Specializing in the Queens submarket of New York City, he provides a thorough and in-depth understanding of the market. While studying Finance and Accounting at Florida Atlantic University he began his venture into Commercial Real Estate.
While pursuing a degree in Boca Raton, Florida, he built connections and developed a passion for learning how to better interpret and comprehend the economic market. Using these hardwired skills, Sal contributes his hard-work and determination to being a member of the ERG team.

Justin Mintz joined ERG Commercial Real Estate in 2025, bringing a strong foundation in finance from the University of Alabama. Committed to delivering excellence and the highest level of service, Justin leverages critical analysis and strategic thinking to help clients achieve their real estate goals. His relationship-driven approach combines market insight with tailored solutions, ensuring every transaction is handled with precision and professionalism.
Outside of work, Justin enjoys a round of golf and cherishes sharing great meals with friends and family.
Jessica is currently Comptroller for ERG. Prior to her time at ERG, Jessica worked as a Teaching Assistant for a day care center.
When Jessica is not working, she enjoys team sports and relaxing at home with her family.
